Advice when Purchasing Land:

We are only too happy to talk with you and assess land prior to purchase to see if it is suitable for your wants and needs.

Items to consider when purchasing land are:-

Costs associated with site falls
Passive Solar Design
Basix’s requirements
Views
Possible plans or layouts
Estimated costs
Soil and Salinity classification

What to be careful of:-

Soil Classification
You need to be aware of the soil classification as the high ratings can add extra cost. A “P” rating is for problem classifications and may mean issues such as filled in dams, contours etc. All new town subdivisions will have these classifications completed.

Saline Site
Isolated saline sites are around and within Mudgee that have a moderate or high salinity level. This will also add extra cost.

Preparing a Detailed Quote

Once we have the plan that suits your requirements, the site and Basix’s legislation, we will prepare a detailed quote. You have a choice of 2 methods. “Quick and Easy” which involves approximately a 1 hour meeting or “Detailed” (approx 3 hour meeting).

Our goal when quoting is to produce a detailed quote that includes all your exact requirements to become the basis of a fixed contract.

Getting Council Approval:

We complete all the documentation required for Council approval. This includes the final plan, engineers slab design and Basix certification.

There are 2 types of approval;-

Development Approval and Construction Certificate
Complying Development Certificate

  • This approval has special requirements and limitations but will take approx half the time and half the cost of a DA. And CC.

Ask how you can save the GST on Council Fees. It may save you up to $250 on a Development Approval.
